Constraints:
- The London Ring Main running beneath the site is protected by a no-build zone
- Existing Thames Water shallow laid mains (beneath car park) restrict any alteration to the car park.
- A new Thames Water compound has been built around which an exclusion zone must be adhered to.
- Impact upon the amenities of the surrounding residents must be minimised
- A number of underground services (gas, fibre-optic cables etc) are located adjacent to the site.
- Public traffic and service vehicles to the proposed supermarket must be segregated.
- Public access through the site to be maintained
- The narrow shape of the site has to be considered within the design
Opportunities:
- Regenerate a key redundant brownfield site
- Provide a mixed use development that is both neighbourly and also compatible with the local area
- Introduce a high quality supermarket that addresses local demand and adds to the variety of local shops
- Promote the significance of Raynes Park as a Local Centre
- Provide a short term car park to encourage the use of the Local Centre
- Provide improvements to the local environment
- Provide shared ownership properties
