Constraints:

  • The London Ring Main running beneath the site is protected by a no-build zone
  • Existing Thames Water shallow laid mains (beneath car park) restrict any alteration to the car park.
  • A new Thames Water compound has been built around which an exclusion zone must be adhered to.
  • Impact upon the amenities of the surrounding residents must be minimised
  • A number of underground services (gas, fibre-optic cables etc) are located adjacent to the site.
  • Public traffic and service vehicles to the proposed supermarket must be segregated.
  • Public access through the site to be maintained
  • The narrow shape of the site has to be considered within the design

Opportunities:

  • Regenerate a key redundant brownfield site
  • Provide a mixed use development that is both neighbourly and also compatible with the local area
  • Introduce a high quality supermarket that addresses local demand and adds to the variety of local shops
  • Promote the significance of Raynes Park as a Local Centre
  • Provide a short term car park to encourage the use of the Local Centre
  • Provide improvements to the local environment
  • Provide shared ownership properties
