The site currently comprises a former petrol filling station, public car park and former Thames Water Depot.

The site was allocated in the London Borough of Merton Unitary Development Plan in 2003 for mixed use development. Following this, a planning brief was adopted in July 2005, which was the subject of extensive public consultation. The planning brief sets out the intentions for the site which are listed below:

  • A supermarket (with 1500 sqm net retail sales area with servicing from West Barnes Lane)
  • Short-term public car park (with access retained off Coombe Lane)
  • 80 - 100 residential units (including 30% affordable housing with vehicular access from West Barnes Lane).
  • Pedestrian access across the site from West Barnes Lane to be retained and enhanced.
  • Local recycling facility
  • Cycle parking

St James has prepared a scheme in accordance with this guidance, while also taking into account the site's constraints and opportunities; details of which can be found within this website.
